Development Opportunities

Development Opportunities at the Albuquerque International Sunport offer a unique chance to invest in a growing aviation and logistics hub in the Southwest. With strategic access to air cargo and available land, the Sunport is positioned to support innovative aviation, commercial, and industrial projects.

Key Opportunity Areas:

  • Airport Center of Excellence (ACE)
  • Southern Acreage
  • SAMS Building at DEII
  • Additional on-airport and adjacent development sites

Albuquerque Center of Excellence

The City of Albuquerque has established the Albuquerque Center of Excellence (ACE) at the Albuquerque International Sunport as a premier hub for aviation, aerospace, advanced manufacturing, high-tech industry, and complementary commercial uses. Located on the former north/south runway, ACE features approximately 75 shovel-ready acres with direct airfield access—an uncommon advantage for businesses requiring seamless aviation integration.

Developed through the airport’s capital program with no use of the City’s general fund, ACE is actively seeking developers and tenants through flexible options, including ground leases and build-to-suit facilities. Projects benefit from strong financial incentives such as New Market Tax Credits, no impact fees or property taxes, and access to the Sunport’s Foreign Trade Zone—creating a highly competitive environment for investment and long-term growth.

Multimodal Commerce Center

The Multimodal Commerce Center is a 350-acre, irregularly configured site located along University Blvd. in Albuquerque, NM, offering significant potential for future commercial, industrial, and warehouse development. Situated near the Albuquerque International Sunport, the site is currently in the conceptual phase, with the vision of developing a multimodal commerce hub that could integrate air, rail, and truck logistics within an inland port framework. A key component under consideration is the future rehabilitation of the 6.3-mile Sunport Rail Spur—including potential track replacement and upgrades to Class 2 rail—to enhance freight connectivity and support regional businesses. This concept aligns with federal priorities around freight mobility, supply chain resilience, and emissions reduction, while also strengthening trade connections with Mexico and Western U.S. markets. As the idea evolves, the Multimodal Commerce Center represents a strong long-term opportunity to support logistics, manufacturing, and trade, positioning the region for future economic growth.

Double Eagle II – Aerospace Technology Park

Located on Albuquerque’s growing west side, the City of Albuquerque-owned Double Eagle II Airport (DEII) is a dynamic general aviation facility supporting approximately 240 based aircraft and more than 120,000 annual operations, including flight training, military activity, air ambulance services, charter operations, and corporate aviation. Positioned at an elevation of 5,834 feet above sea level on the West Mesa – just eight miles north of Interstate 40 at the top of Nine Mile Hill – DEII offers strategic access and uncongested airspace ideal for aviation businesses. The City is actively advancing development opportunities through its Aerospace Technology Park, offering flexible land lease options, including long-term agreements of up to 49 years. The airport’s infrastructure supports a wide range of operations, featuring a 7,398-foot primary runway with full ILS and MALSR, a secondary 5,999-foot runway, PAPI visual navigation aids, and efficient traffic patterns making Double Eagle II a prime location for aviation, aerospace, and advanced mobility investment.

Double Eagle II – SAMS Building

Situated within the Double Eagle II Airport (DEII), a premier general aviation airport, the SAMS Building is a ±41,208-square-foot, two-story facility designed to support a wide range of aviation and technology-driven users. Located on an approximately ±5-acre site, the building offers a highly functional mix of space, including about 31,208 square feet of Class A office and 10,000 square feet of high-bay warehouse—ideal for aviation, aerospace, advanced manufacturing, and back-office operations. The property also features approximately 120 on-site parking spaces and benefits from its strategic location within a general aviation environment, providing convenient access to regional transportation networks and airfield infrastructure, making it an exceptional opportunity for businesses seeking a flexible and well-connected operational hub.
